When TMG first went into Emeryville, it was an industrial adjunct to San Francisco's East Bay. The firm foresaw an opportunity to revitalize the area by renovating a 1930s warehouse structure into a 140-unit contemporary housing community. In partnership with Holliday Development and the City of Emeryville, the firm sought to initiate the transition of Park Avenue into one of Emeryville's most vital neighborhoods.

The Emeryville Warehouse Lofts is the signature urban loft development in what is still the rapidly improving inner East Bay.  It anchors what has become one of the Bay Area’s hottest development locations, representing a visionary design and a trendy lifestyle appealing to a diverse crowd who seeks to live, work and play in the immediate area.  Loft units in the development range in price from $180,000 to more than $1,000,000, with 26 of these sold to families with restricted incomes. All 140 units were sold out within six months. Moreover, the partnership structured a tax-advantaged sale for the long-time owner of the original warehouse. The Emeryville Warehouse Lofts won a 2000 ULI Gold Nugget Award and a 2001 Builder’s Choice Grand Prize.
