| This 20-acre former Naval Base sat at the crossroads of two major thoroughfares that traverse the San Francisco peninsula. The City of San Bruno wanted to create a high density mixed-use project on the site, but the vision had been defeated by voter initiatives. Although the location had potential transit linkages, and was located near both a pending BART and existing CalTrain station, the Navy's public bidding process had discouraged transit development. |

TMG Partners, with JV Partner Regis Homes created The Crossing | San Bruno, a model transit-oriented, mixed-use development featuring hotels, restaurants, senior housing and both affordable and market rate apartments. On completion, the community will consist of more than 1,100 units which will enjoy excellent proximity to shopping, services and multiple transit options. Despite the scale and intensity of the proposed development, the project received a 75% approval from San Bruno's citizens. The project has received both local and national recognition and is generating significant new property tax income which the community continues to leverage into future development projects. The Crossing | San Bruno is now a model for development of new communities in the Bay Area. |
